Short-term rental check on a specific property
Before you write an offer, I'll pull the current permit position on that parcel: whether a permit is actually available today, whether it conveys when the property sells, the local-host distance rule, and what the code officer is likely to certify for bedroom count.
That last one matters more than people expect. If the listing says four bedrooms and the septic design says three, the pro forma is off by a full bedroom of nightly rate.
